Overview

Our team partnered with Link Logistics to deliver a dramatic transformation: converting a former tire warehouse into a modern, flex-space office/warehouse/light industrial space. This vacant space prep project involved a full interior overhaul, including architectural, mechanical, and electrical upgrades that redefined the property’s utility and market appeal. Through tight coordination and precise execution, the once-industrial space was elevated into a high-performance workplace environment. We rounded out the project by sealcoating the exterior parking lots and repairing exterior portions of the building by the loading dock doors.

Scope of Work

Demolition & Preparation

  • Removed outdated finishes including two layers of tile flooring, VCT, and acoustical ceilings.
  • Demolished all interior doors, blinds, lighting, and shaft walls in open office areas.
  • Cleared low-voltage cabling and unused electrical infrastructure.
  • Removed warehouse debris, cobwebs, and old HVAC systems.
  • Ground and removed ramps and steel plates at dock doors 2 & 3, and patched/repaired surrounding slab and dock walls.

Interior Build-Out

  • Ceilings & Lighting:
    Installed new ceiling tiles, grid, and insulation across the office and restrooms.
    Installed 20 new light fixtures in offices and 10 recessed can lights in restrooms.
    Installed 48 LED warehouse lights with motion sensors.
    Installed 8 new warehouse exhaust fans.
  • Flooring:
    Ground and leveled the base floor, laid LVT in open office areas, restrooms, and common rooms.
    Installed carpet in three private offices.
    Added new baseboard trim throughout.

Office & Breakroom Finishes:

  • Installed breakroom upper and lower cabinetry, countertops with 4″ backsplash.
  • Added new sinks and fixtures in the breakroom and restrooms.
  • Installed new window blinds and painted all interior walls, trim, and doors.

Restroom Renovations

  • Installed all new partitions, plumbing fixtures, countertops, and faucets.
  • Upgraded finishes with LVT flooring, paint, and LED lighting.

Mechanical & Electrical Upgrades

  • HVAC:
    Removed old (2) 5-ton office split systems.
    Installed new Rheem 5-ton units, with new plenum boxes, associated duct work, registers, grilles, electrical service relocation, and proper duct tie-ins.
    Installed emergency lighting in the office and warehouse.
  • Electrical:
    Replaced all outlet and light switches to white with white covers.
    Installed bollards at the electrical panels
    Installed new LED light fixtures in the office and warehouse.
    Installed new high-hat lighting in the restrooms.

Warehouse Improvements

  • Installed 16 impact-rated windows for natural light and security.
  • Replaced all 4 commercial dock doors and added new dock bumpers at doors 2 & 3.
  • Repaired 1500 LF of slab cracking in the warehouse floor and repainted warehouse walls white.
  • Painted all columns to an elevation of 12’ above the finished floor in safety yellow.
  • Scrubbed and degreased warehouse slab.
  • Pressure-cleaned dock area, entrances, staircases, and sidewalks.

Exterior & Site Work

  • Repaired asphalt in front of dock doors.
  • Installed 6 surface-mounted bollards at electrical panels for safety.
  • Seal coated and striped the asphalt pavement surface.

Final Close-Out

  • Full cleanup and debris removal.
  • Demobilized equipment and crews, leaving the site ready for occupancy.

Challenges & Solutions

  • Scope Complexity:
    The project involved dozens of simultaneous tasks from multiple trades, requiring careful sequencing, scheduling, and project management to keep momentum and meet timelines.
  • Building Repositioning:
    Converting an industrial shell into a modern, updated flex-space office and warehouse demanded extensive structural, electrical, and HVAC upgrades — all of which were completed without altering the building envelope or disrupting nearby tenants.

Outcome

The space was successfully converted from a dark, outdated warehouse stacked with tires from floor to ceiling into a vibrant, professional environment tailored for modern office use. The result is a flex-space office/warehouse/light industrial space facility featuring updated features, improved energy efficiency, and a sophisticated aesthetic — positioning the property for high-value tenancy and long-term ROI for Link Logistics.
