Overview

In partnership with GRS Community Management, our team completed a full asphalt renovation project for Victoria Groves Homeowners Association, a large residential community in Royal Palm Beach. The project spanned approximately 600,000 square feet and included a complete mill and overlay of the entire community, as well as permanent and temporary striping, thermoplastic traffic markings, and RPM/signage upgrades. The work was performed with careful consideration of resident access, safety, and community aesthetics.

Scope of Work

Asphalt Roadway Mill & Overlay

  • Milling: Removed 1″ of existing asphalt throughout the community roadways.
  • Leveling Course: Installed up to 20 tons of asphalt leveling to correct uneven surfaces
  • Tack Coating: Applied RC-70 or SS1h tack for proper asphalt adhesion.
  • Overlay: Installed hot, plant-mixed asphalt (Type S-IIII), followed by full rolling and compaction to a 1″ minimum compacted depth.
  • Finishing: Hand compaction and a traffic roller were required in inaccessible areas; debris was hauled off-site.

Standard Speed Hump Installation

  • Installed two new speed humps at the community’s guard gate, measuring 2″-3″ in height and 18″ in width, spanning the full drive aisle.
  • Included surface prep, tack coat, asphalt construction, and hand tamping for uniformity.

Permanent Latex Striping

  • White Striping: New double parking stall lines at the clubhouse and linear footage with directional arrows on brick pavers.
  • Yellow Striping: Speed humps and previously painted curbs.
  • ADA Compliance: Blue and white striped disabled parking stalls.

Thermoplastic Traffic Markings

  • Applied DOT-approved thermoplastic to key roadway areas, with integrated and surface-applied glass beads for high visibility.
  • Markings included:
    Stop bars
    Double yellow center lines
    Directional arrows
    Merge stencils
    Various linear footage indicators

RPM and Signage Installation

  • Installed Reflective Pavement Markers (RPMs):
    Blue RPMs at all fire hydrants
    Amber RPMs at stop bars with double yellow lines
    Red/white two-tone RPMs at skip lines
  • Installed one new stop sign on an existing post

Challenges & Solutions

  • Maintaining Community Access:
    Phased construction zones and clear signage ensured minimal disruption to residents, and emergency access routes remained open throughout the duration of the project.
  • Weather Considerations:
    Our team closely monitored weather forecasts and adjusted schedules to maintain the quality and integrity of fresh asphalt, latex paints, and thermoplastic markings.

Outcome

The project significantly improved the safety, functionality, and appearance of Victoria Groves’ HOA community roadways and parking lots. Residents now benefit from smoother surfaces, enhanced traffic flow, and visible traffic markings. The work was completed on time, with minimal impact on the community, thanks to close coordination with GRS Community Management and HOA leadership.
